Understanding a Mortgage (KPR)
General information to help you understand how a mortgage works — not financial advice.
Down Payment (DP)
The share of the price you pay upfront, usually 10–30%. A larger down payment means a smaller loan and a lighter monthly installment.
Loan Term (Tenor)
How long you repay, commonly up to 15–25 years. A longer term lowers the monthly payment but raises the total interest paid.
Interest Rate
Many banks offer a fixed rate for the first years, then a floating rate that tracks the market. Sharia mortgages use a fixed margin instead.
Types of Mortgage
Conventional, sharia, and subsidised (FLPP) mortgages for eligible first-time buyers. Land and plots can also be financed via a land loan.
Costs beyond the price
Besides the down payment and installments, set aside funds for these purchase costs:
- BPHTB (buyer's tax), typically 5% of the value above the tax-free threshold.
- Notary/PPAT fees, the deed of sale (AJB), and title transfer (BBN).
- Bank provision, administration, and appraisal fees.
- Life and fire insurance for the duration of the loan.
