Barabai is the capital of Hulu Sungai Tengah Regency and a busy trading town at the foot of the Meratus Mountains, about 165 km, or a 3 to 4 hour drive, from Banjarmasin. As the government, education, and commerce hub for surrounding districts such as Pandawan, Batu Benawa, Haruyan, and Labuan Amas Selatan, Barabai draws people from across the regency to study, seek healthcare, trade, and often settle down, which keeps housing demand fairly steady year round.

For young families and civil servants, several subsidized type 36/120 housing estates stand in Barabai, including Murakata Residence, Griya Banua Muhibbin, Barabai Residence, and Citra Garden Batali 2, offering ready-to-occupy homes under subsidized mortgage schemes. Meanwhile, those wanting a larger yard or a spot near the family's rice fields often look at houses in Pandawan, Batu Benawa, or Haruyan, where land still leaves room for a home with a generous garden.

One thing to weigh before buying: Barabai sits in a basin at the foot of the Meratus range, where water from the mountains gathers longer than in neighbouring districts. The flash flood of January 2021, which surged down from the Hantakan area, was a hard lesson, floodwater submerged homes up to 1.5 to 2 metres deep in places. When you view a house, ask about floor height relative to the road, distance to the Batang Alai river, and the area's flood history, not just the paint and tiles.

For second-hand homes outside the subsidized estates, prices vary widely with land and building size, from simple single-storey houses to larger family homes on plots above 1,000 square metres. Run your mortgage (KPR) numbers early and confirm the certificate status, ideally SHM, before agreeing on a price, especially for inherited family homes where the name transfer isn't always finished.
